I have a garage roof and a shed roof off the house that need to be re shingled. The main roof of the house is a typical 3 tab shingle done about 10 years ago and is holding up just fine. i'm open to doing the garage and the shed roof in a synthetic/metal material. who's upgraded their roof in the last few years with the latest and greatest, and what pro's/cons do you have
My neighbor got a quote for a metal roof recently and I guess the price was bonkers due to material cost increases.
I had my house/dbl garage done in metal in Oct, cost me $17k (they installed it over the old shingles and put in a ridge vent). Down side is even with ice bars it does like to drop huge piles of ice/snow at random times and scare the shit out of us...especially when it lands on our sunroom. I can find some other pics if you want, zoomed this in from a recent photo
Yes...the ice rake was supposed to prevent it, but my experience is no so much. Survived this winter fine, but yes... definitely risk.
it does look like it could take a beating. Maybe some extra ice bars or something? Seems like it'd be hard to prevent
I am getting a new roof put on our cottage in the next couple weeks - going with standard shingles. I’ve had metal roofs in the past and the upkeep on them in the winter with ice and snow was always a huge hassle.
17k i hope you got standing seam and corrugated i'm not a fan of doing it over the shingles, that's lazy imo. you have no way to inspect the roof deck doing it that way
I always wonder with a metal roof and getting to my chimney to clean it...or installing solar. Probably both non issues but I know little about metal roofing
I had my roof done less than two weeks ago. Went with a 'premium' shingle, cost $6.5k. We had priced it last fall before prices went too bonkers. Quoted metal at the same time for $15k for the same job, opted for shingles as I doubt we'll be living here the next time it needs to be done.
i priced out just the materials at scotia metals this morning and it was $5k just for 550 sq feet. i'm using a premium shingle and ice and water shielding the whole roof for $1500
If you’re planning on covering the whole roof in ice and water, make sure you put underlayment down on top of it.
I shingled my house about 3 years ago with a premium architectural shingle for about $29.00 a bundle. I built a new garage last year and used the same shingles from Kent and they were around $30.00 a bundle. Other building materials have changed quite a bit, but roofing materials other than metal have remained pretty consistent. Mind you I haven't looked at the prices since the fall, so they may have changed again.
