    I had to do a lot of chasing for people to submit stuff, or incorrect things or pushing dates back. The funds needed to be transferred yesterday by 4:30pm or I wouldn’t have been able to move in until Monday at 9am.

    the funds were received at 4:28 yesterday afternoon. I was losing my mind.

    House down the road sold last year for $300k, sold in two days this week for $379k...nothing done to it. Puts my place closer to $425k which is sweet. But not selling until its paid for. Next house will be built for cash.

    the realtor for the builder I dealt with says he hasn’t sold a single house in April or so far in May for less than $125k over asking.

    the next lots in my neighborhood to be built are going to be $80k more than I paid, one going up across the street from me (has a bit more land but way less view) and it’ll be $100k more than mine.

    I was just looking out my back door where I’m used to seeing 30+ houses in a subdivision and now I see 0. I’m sure some will get built but for now that’s nice.

    I feel for you. I know a few people that have just given up on it.

    this has been the first week in about 18 months that I haven’t checked viewpoint at least once a day.

    I think a lot of the tactics that realtors are using to force bidding wars is very short sighted.

    I'm pretty much there. I'm given it a couple more kicks at the can and after that I'm going to look for a lot and just wait it out. I'm not willing to pay 100k over asking for something and not get an inspection which seems to be the norm.

    There's a lot of incredibly shady shit going on. The whole holding offers thing is bullshit. There have been a few cases where I've submitted an offer like a normal person and given a 24 hour window to respond and they've held it until they got more offers and then said "We got higher offers". Somehow putting in an offer like a normal person is considered a "bully offer" somehow now?

    To be honest my big concern is when you look at average family incomes for the province, and what people are buying these places for, there's a big delta here. So unless they have a massive downpayment (if they do, well done!), are being given large sums of money by family, or are going in with a minimum downpayment then as soon as interest rates go up there are going to be a lot of people in trouble.

    Yeah, I wonder when the interest rates are ever gonna go back up? I've been a homeowner for only about 17 years, and the interest rates have been low the entire time...and it doesn't look like they will go up anytime soon.

    Demand has something to do with it, but big issues I come across through my work are realtors listing below market to generate bidding wars as well as holding off on accepting officers until a certain date.

    My lender made me do a stress test with minimum down payment at 4.9% to make sure I was within affordability. I ended up putting almost $100k down with a 1.9% rate in the end

    I’m glad they’re doing due diligence, my lender said so many people are calling to get more money so they can put it competitive offers and it just can’t happen like that.

    one of my customers just got one yesterday and was telling me about it. 23hp and apparently kubota financing can’t be touched right now at 0% for 84

    I’m guessing it’s nearly the same tractor

    Yeah, just took delivery, it's basically the same as the BX2380 of BX2680, but this one was a stiffer frame for the backhoe, they call it the BX23S. But yeah, almost identical and yes 0% at 84 months.

    I said the same about my 650. I topped it out at 115km/hr. I couldn’t imagine the bigger ones.

    Yeah, my 500 Polaris did about 80, that was plenty fast.
