    Should be charging those in lipo bags for that specific reason, easy to burn a house down from an exploding lipo

    I charge mine in bags, and store them in a small safe in said bags

    I've been thinking of this in the last little while.. I'll probably have to move in 2 years time or so, and this is probably the only way I'll be able to control both what I want and the cost.

    i dont think the market is going to slow down any time soon honestly. i looked at a few and but the time i would have made an offer, it would have been over asking and everything still needed something to be brought up to snuff on top of that. it was easier to bite the bullet and spend a bit more to build and have it exactly how i want.

    The price of lumber is adding about 15-20k to the average house right now. I would strongly suggest anyone looking to build right now to look into ICF as the price differential has shrunk drastically. Interior doors and trim are up about 35-50% from this time last year, probably won't be going down. Fortunately the big dollar stuff like flooring/kitchen/bathroom/windows is pretty stable.

    If you are firm on wood frame look into ridgid exterior insulation, and definitellook into propane/natural gas for heat and cooking.

    i didn't know that was a thing
    i know traditional 2x6 exterior walls with batts and rigid exterior can still net you up to R30, not sure what ICF can offer

    Not the interior walls obviously but with the cost of lumber going up the differential has decreased between the two and so has the time to pay off the benefit of ICF.
    It's not just the R value that you gain from either, it's the thermal breaks, noise dampening and just a tightening of the entire envelope.

    obv not interior walls, but they're going all the way to the eaves with ICF? i'd be doing metal studs for all my partition walls; a mix of EL and metal stud for the interior should keep costs down.
    Also to note once you get a "tighter envelope" and get into a passive/ net zero house, you need one hell of a HRV network to have makeup air for everything
    also if you have no NG available, LP is the next best thing for utlities & appliances

    R30 is possible with 2x6 advanced frame wall construction and 2" of insulated sheathing factoring in the effects of thermal bridging. Might have a hard time finding a builder you would frame your walls 24" o.c. though haha. Some guys are stuck in the past. Our next place will be ICF to the eaves.
